25 units on the inner coastal in Palm Beach County

In 2018, Lantana Cove was a distressed property with high delinquency, deferred maintenance, and a weak tenant profile. ​

​

Over the past five years, I have:
- Re-tenanted the delinquent and problem tenants
- Demo'd 7 units to the stud and renovated with a more contemporary floor plan + design

- Pushed rents >50%

- Designed and re-built the inner-coastal dock and seawall

- Strategically restructure capital stack to increase cashflow and reduce expenses

- Implemented general improvements to the property including exterior paint, impact windows, landscaping, sewer replacement, etc.

- Turned the property cashflow positive and increased capitalized value over 2x  (not including any cap rate compression).

Creekside Manor

172-bed student housing complex

As one of the owners, I oversee financing, management, and the overall investment strategy for this asset. I took over operations of Creekside in 2011 and started a value add campaign across all 44 units. Over the past 10 years, I've been responsible for kitchen + bathroom remodels, floorings upgrades, pool/gym redesign, $60,000 in landscape design, exterior cap ex improvements, and building out a team of 4 employees to deal with the hands on management of a student apartment complex.

Over the past 12 years, Creekside has maintained 100% occupancy in a saturated market, while driving rents every year.

Westside Homes & ADUs

6 homes, 6 ADUs, and 6 one-bedroom flats

This was the third phase of the Westside Development in Chico, Ca. 

​

Keeping with the same look, I built 6 homes, each with an additional ADU (1/1 750sf) above the garage to maximize rentable units on the parcel. The 3/2 with garage was a nice addition to the portfolio because of the lack of quality SFH for rent in the town of Chico. I was able to command a premium on rent with these units. My experience with the SFH for rent has been low turnover and high quality tenants.

Westside 4plexs

28 multifamily units (7 buildings) in Chico, CA

Westside 4s was a series of 28-units (2/2s, 1050sf) and the second phase of my development. 

​

- Petitioned city to amend project master plan and make alterations to parcel layout and zoning

- Collaborated with architect and GC to implement design to increase density and livability of units

- Oversaw construction management and lease up

- Secured construction and permanent financing

- Maintained a 95%+ occupancy rate without any concessions while establishing a market high rental rate

Westside Lofts

9 units in Chico, CA

Westside Lofts was my first foray into development. In 2011, with the thesis of building the most unique studio lofts in town, I was able to command top market rents at the time.

 

Lead design, construction management, and lease up. Implemented edgy design features and floor plans such as stained concrete floors, 13 ft. ceilings, storefront windows, recycled material countertops, and  industrial ceiling fans.

 

Financed this project with favorable long term debt to begin phase 2, which is a series of 4plexes (see above).
